Before you buy.

Will it work in free Google Sheets?

Yes. File > Import > Upload > choose the file > Replace spreadsheet. Every formula was written to run in Google Sheets as well as Excel — no XLOOKUP, no LAMBDA, no dynamic arrays, no add-ons and no subscription. The dropdowns, the date maths and the dashboard counts all survive the import.

Why can't I type in some cells?

Those are formulas, locked so a stray paste cannot break the math. There is no password. Review > Unprotect Sheet in Excel, or Data > Protected sheets and ranges in Google Sheets, opens the whole thing if you want to change something.

Is this legal advice? Can I rely on the dates it shows me?

No, and no. This is a tracking tool, not legal, tax or lending advice. Your purchase and sale agreement is what actually decides when your diligence period ends, what notice you have to give and whether your deposit goes hard. Read it with your attorney and type the dates it gives you into Deal Setup. If a 1031 exchange is in play, confirm every date with your qualified intermediary and your tax advisor before you rely on it.

Where does the 85 percent loan-to-value figure come from?

From the Office of the Comptroller of the Currency's Comptroller's Handbook, "Commercial Real Estate Lending," Version 2.0, March 2022, in the section "Supervisory Loan-to-Value Limits" — which sets out the Interagency Guidelines for Real Estate Lending. Improved commercial and multifamily property is 85 percent; raw land is 65, land development or improved lots 75, commercial construction 80. It is a US government publication and free to read at occ.gov. It is a supervisory ceiling, not a promise — your bank's own credit policy governs what it will actually lend you.

Why does the LTV divide by the lower of price and appraisal?

Because that is how the federal guidelines define value on a purchase: "For loans to purchase an existing property, the term 'value' means the lesser of the actual acquisition cost or the estimate of value." So if your appraisal comes in above your price, the price is what counts. Plenty of spreadsheets get this backwards and flatter the deal.

Does it work in free Google Sheets?
