Before you buy.
Will it work in free Google Sheets?
Yes. File > Import > Upload > choose the file > Replace spreadsheet. Every formula was written to run in both Google Sheets and Excel — no XLOOKUP, no LAMBDA, no dynamic arrays, no add-ons and no subscription.
Why can't I type in some cells?
Those are formulas, locked so a stray paste cannot break the math. There is no password. Review > Unprotect Sheet in Excel, or Data > Protected sheets and ranges in Google Sheets, opens the whole thing if you want to change something.
The ONE PROPERTY tab shows zeros.
The property name at the top has to match the log exactly, including spacing and any abbreviation. Copy the name straight out of the log column and paste it in. That fixes it nearly every time.
How do I decide between Fair and Poor?
Poor means you expect to spend money on it within twelve months. Fair means it works and is on the back half of its life but you are not budgeting for it this year. If you find yourself arguing with the definition, that itself is usually a sign the answer is Poor.
Should I log something I did not spend money on?
Yes, and it is the habit that pays. An inspection that found nothing, recorded at zero cost, is what makes the average condition number mean anything. A log that only contains bills tells you what broke, never what is about to.
Does it work in free Google Sheets?
Yes. Every workbook is built with an older, universal formula vocabulary so it imports into free Google Sheets without add-ons, and it opens in Excel as well. You get both in one purchase.
